Challenge 

The reconversion of large commercial spaces is a growing trend in contemporary urban architecture. 

Reconversion of the old IKEA building in Alcorcón -Madrid- to a shopping centre, known as a median park, maintaining the building envelope and updating its parking area.  

Alcora is a prominent example of how an existing building can be breathed new into a building, while keeping its external structure intact. This project involved the challenge of transforming the old space into a modern and functional retail park without altering the building envelope, maintaining the architectural identity of the place and its integration with the urban environment. 

Located on the site of a former IKEA warehouse, the Alcora Plaza shopping centre brings the best fashion and home décor brands, in addition to three independent buildings that house other dining and leisure options. 

Process 

We played a vital role in the reconversion of Alcora Plaza. Using different methodologies available, it was possible to plan and design integrated systems that were perfectly adapted to the pre-existing space.  

Coordination between the different disciplines involved in this project was essential to minimize errors and ensure efficient execution of the work.  

Our models made it possible to anticipate conflicts and facilitated a more economical and high-quality construction process. 

Result 

The result of the conversion of the IKEA space in Alcora Plaza has been remarkable. The retail park, now owned by real estate asset manager AEW, has an occupancy rate of 95% and is home to a variety of establishments ranging from furniture stores to restaurants and entertainment spaces.  

The investment in the renovation has paid off, creating a vibrant and attractive commercial space that serves as a major shopping and leisure destination in Alcorcón. 

The reconversion of Alcora Plaza has not only revitalised a commercial space, but has also demonstrated how architecture and engineering can work together to adapt and improve existing urban spaces, benefiting the community and the environment.  

This project is a testament to the potential for sustainable reconversion and innovation in urban design.
